Policies
  • Rates are based on 2 person occupancy for studios & one bedroom villas, 4 person occupancy for two bedroom villas and 6 person occupancy for three bedroom villas.

  • Monthly rates are based on a four-week stay.

  • At Management's discretion extra guests may be accommodated for an additional charge. Please inquire when you make your reservation. Violation may result in immediate eviction.

  • All rates are subject to 6.5% Florida Sales Tax plus 5% Manatee County Resort Tax.

  • Rates subject to change without notice.

  • Reservations are confirmed upon receipt of a 40% deposit or two night's charge, whichever is greater. Balance upon arrival please. We reserve the right to require full payment in advance for stays of three nights or less, and for stays during holidays & premium season.

  • All holidays and premium weeks are subject to a minimum stay.

  • Please call for rates during holidays.

  • Payment may be made by Visa, MasterCard, Discover, American Express, money order, travelers checks, approved check or cash. A credit card imprint is required with cash payment.
  • Cancellation: Advance deposits will be refunded with a written cancellation notice at least EIGHT weeks prior to rental commencement date. There is a $50 cancellation fee. If cancellation is less than eight weeks from rental commencement date, any loss of revenue as a result of cancellation will be charged against the deposit in addition to the $50 cancellation fee.

  • No refunds will be made for late arrival or early departure, and for inclement weather.

  • Sorry, we are unable to accommodate pets.

  • All accommodations are smoke-free. Smoking outdoors is permitted. We reserve the right to charge up to $100 for removing smoke odors.

  • Palm Tree Villas are traditional housekeeping accommodations. Maid service is not provided, but may be arranged at an additional cost.

  • Large gatherings and parties are not allowed. ALL FACILITIES ARE FOR USE OF REGISTERED GUESTS ONLY.

  • Quiet time is strictly observed from 9:00 PM to 8:00 AM. Violation will result in immediate eviction.

  • Pool hours are from sunrise to sunset.

  • Infants and untrained toddlers are not allowed in the pool without special pool diapers for reasons of hygiene and sanitation.

  • Any damage or excessive cleaning costs will be charged to the guest.
Hurricane Refund Policy

We will refund your deposit or any unused portion of your rental fee in full if your vacation is cancelled or interrupted due to a mandatory evacuation of Anna Maria Island in response to a named hurricane.
